Nine Steps to Home Ownership


Step 1: Pre-Qualify
You simply complete our Pre-Qualification Review Form in order for us to determine if you pre-qualify on the basis of your income and your credit history. This process is easy and fast - generally 2 days or less.
Step 2: Home Selection and Estimated Budget
Working together with your New Home Consultant, you select the home design that best meets your family's needs and your affordability. At that time, a comprehensive estimated budget will be established.
Your budget will include estimates for your land, your home package, all your building costs including subcontractor labor and your finance charges. It will also take into consideration any direct labor you can provide which will obviously result in a lower cost to build your home.
Step 3: Find Land and Apply
You find land – a lot in the neighborhood of your choice that meets your budget. Finding land is a crucial step toward validating the estimated budget that you previously established.
Once you have your land, your New Home Consultant will help you complete your application package which will enable you to get to the next step in the process - validating the subcontractor labor and building costs.
Step 4: Bids

Step 5: Independent Appraisals
We obtain an independent appraisal to verify that the value of your home, when completed, will provide the equity necessary for you to qualify for a mortgage.
Step 6: Approval and Construction Start
Assuming your validated construction budget and appraisal will enable you to earn the equity necessary for you to ultimately obtain a mortgage... we approve and then fund your construction loan as you build your home.
Step 7: Construction Phase
You serve as the Project Manager and get your home built - with plenty of help from our experienced Construction Management Team.
During this phase you will be scheduling and managing contractors, arranging for permits and inspections, and generally overseeing the building process. We will be with you every step of the way arranging for the timely delivery of building materials, issuing checks to pay your subcontractors and working with you to make sure you stay organized and complete your home on time and on budget.
Remember that we are financing your entire project and have a vested interest in your success. We will ensure that you have whatever you need and that you will succeed.
Step 8: Permanent Mortgage
With our help, you obtain a permanent mortgage and repay the construction loan.
